Commercial Rooftop Solar Planning
Planning-level considerations for shops, offices, and warehouses: structural checks, demand-charge alignment, and the O&M and insurance questions a home rooftop doesn't raise.

Structural and electrical
A flat commercial roof needs a structural engineer to sign off on ballast or penetration plans, factoring in wind load and the added dead weight of racking, panels, and cabling over the building's life — not just on installation day. Check existing cable routes and spare breaker space in the distribution panel, and confirm the earthing system meets current standards before anything new gets tied in.
Loop in your accountant on depreciation and tax treatment where it applies — commercial assets are often handled differently from a household purchase for accounting purposes.
Load profile and demand-charge coordination
Commercial and industrial tariffs often carry demand (kW) charges that solar might barely touch, if your actual peak sits outside solar hours — a morning startup load, an evening closing routine, equipment that runs regardless of sunlight. Before sizing anything, pull at least twelve months of demand data if your DISCO provides it, so the design targets your real pattern instead of a generic assumption.
Businesses with variable hours — retail, warehousing, shift-based manufacturing — should model weekday and weekend, or seasonal, load profiles separately. Self-consumption value can differ sharply between a five-day office and a seven-day retail outlet.
Operations, maintenance, and insurance
A commercial array usually justifies a formal O&M contract covering cleaning schedules, inverter monitoring, and a guaranteed response time for faults — downtime here has a direct revenue cost in a way a home rooftop doesn't. Ask installers what they offer and how fast they commit to responding.
Check whether existing property or business insurance already covers the equipment, or whether you need a rider for fire, theft, or storm damage, and confirm liability coverage for contractors working on your roof during installation and maintenance.
